• Upper Elevation: Wood, Poly ISO insulation, Modified Bitumen Base Sheet, SBS- Smooth Modified Bitumen Membrane with Elastomeric Coating, and another Smooth Modified Bitumen Membrane with Silver Elastomeric Coating.

• Lower Elevation: Wood deck, multiple Built-up Roofing Systems with Gravel Ballast, and a SBS- Modified Bitumen Roofing System with Silver Elastomeric Coating.

• The existing SBS- Modified Bitumen roofing system on Lower Elevation of this building was approximately fifteen years old. The roofing system was in fair condition with minor maintenance issues typical for its age. This system was nearing the end of its serviceable life.

• The existing SBS- Modified Bitumen roofing system on Upper Elevation of this building was approximately five years old. The roofing system was in good condition with minor maintenance issues typical for its age.

• Tear off existing roofing assemblies and install a Fully Adhered 60 MIL TPO Roofing System following a 20-year Re-roof specification from the manufacturer (Mule- Hide). 

• Install Poly ISO insulation meeting the R-30 Code Insulation requirement

• Install new TPO accessories at all penetrations per manufacturer.

• Install new skylights domes, commercial box gutter, and downspouts.

• 20-year NDL (no dollar limit) transferable warranty from Mule Hide Products and 1-year installation warranty for Labor from Four Elements Restoration, Inc.

Using the proceeds from the insurance settlement, the client increased the value of his property by replacing the roofing system.
